% ============================================================================ \section{Conclusion} \label{sec:conclusion} % ============================================================================ This paper asked whether the capitalisation of neighbourhood amenities into Quebec residential asking prices is constant across the conditional price distribution and whether it survives an adjustment for spatial dependence. Using 20,275 Centris listings in four product segments, quantile regressions at five quantiles and a two-stage spatial quantile regression with an instrumented spatial lag, it finds that for single-family houses the implicit prices of highway, transit and park proximity decline steadily from the 10th to the 90th conditional percentile and that the hospital indicator changes sign, the equality of the tail coefficients being rejected for all four; that school proximity carries a stable discount of about 11 log points; that condominiums show no detectable heterogeneity while multiplexes and vacant land show it for two amenities each; that residual spatial autocorrelation is strong in every segment; and that the median spatial-lag coefficient ranges from 0.13 for multiplexes to 0.32 for land, its introduction attenuating the median highway, transit and school differentials for houses by a third to a half. The methodological lesson is that a conditional-mean hedonic coefficient for an accessibility amenity is not a neutral summary: in these data it misstates the differential at both ends of the price schedule and in opposite directions. The substantive lesson is more guarded. The profiles are consistent with sorting on transit dependence and with the concentration of amenity-rich older stock in the lower part of the schedule, but the design cannot separate these from differences in broker reporting, and the estimates are gradients of a listing-price schedule rather than welfare measures. The agenda that follows is largely one of verification and extension on the same data. Re-running the pipeline would allow a spatially valid bootstrap, standard errors for the spatial-lag coefficients, structural residual diagnostics, the comparison of the least-squares first stage with the quantile-based and inverse-quantile alternatives, sensitivity to the spatial weights and to trimming, and the restoration of the descriptive statistics and robustness tables that the preserved record does not contain. Beyond that, geocoded distances to actual facilities would replace the broker's binary classification, transaction prices from the land register would replace asking prices, a geographically weighted quantile regression or a spatial Durbin quantile specification would show whether the heterogeneity documented along the price distribution also varies across the territory, and quantile regression forests or gradient boosting \citep{meinshausen2006quantile, friedman2001greedy} would provide flexible benchmarks for the predictive content of the amenity indicators at each quantile. Each of these steps is feasible with the existing code and data, and the audit trail established in this revision is intended to make them straightforward.
