An optimal stopping rule strategy is employed to model sellers' behavior. The primary hypothesis is that the greater the atypicality of a house, the greater the expected variance of offers. Because a maximizing seller will wish to entertain more offers the greater is the variance, the marketing time of atypical houses will be relatively longer than that of standard houses. Using a sample of resale houses, the empirical study uses a failure time model to confirm the hypothesis. Extensions are mentioned, including discussions of the role of the list price and the limitations of the standard hedonic regression approach when applied to housing.</jats:p>",51 "DOI": "10.1111/1540-6229.00463",52 "type": "journal-article",53 "created": {54  "date-parts": [55   [56    2003,57    10,58    1559   ]60  ],61  "date-time": "2003-10-15T08:29:36Z",62  "timestamp": 106620657600063 },64 "page": "396-410",65 "source": "Crossref",66 "is-referenced-by-count": 289,67 "title": [68  "The Duration of Marketing Time of Residential Housing"69 ],70 "prefix": "10.1111",71 "volume": "16",72 "author": [73  {74   "given": "Donald",75   "family": "Haurin",76   "sequence": "first",77   "affiliation": [],78   "role": [79    {80     "vocabulary": "crossref",81     "role": "author"82    }83   ]84  }85 ],86 "member": "311",87 "published-online": {88  "date-parts": [89   [90    2003,91    10,92    693   ]94  ]95 },96 "reference": [97  {98   "key": "e_1_2_1_2_2",99   "doi-asserted-by": "crossref",100   "first-page": "57",101   "DOI": "10.1111/1540-6229.00156",102   "article-title": "An Empirical Study of Time on Market Using Multi\u2010dimensional Segmentation of Housing Markets",103   "author": "Belkin J.",104   "year": "1976",105   "journal-title": "AREUEA Journal"106  },107  {108   "key": "e_1_2_1_3_2",109   "doi-asserted-by": "publisher",110   "DOI": "10.1016/0094-1190(80)90001-7"111  },112  {113   "key": "e_1_2_1_4_2",114   "doi-asserted-by": "publisher",115   "DOI": "10.1080/00036847400000017"116  },117  {118   "key": "e_1_2_1_5_2",119   "volume-title": "Optimal Statistical Decisions",120   "author": "DeGroot M.",121   "year": "1970"122  },123  {124   "key": "e_1_2_1_6_2",125   "doi-asserted-by": "crossref",126   "first-page": "1594",127   "DOI": "10.2307/1057125",128   "article-title": "The Superiority of Sequential Search: A Calculation",129   "author": "Feinberg R.",130   "year": "1977",131   "journal-title": "Southern Economic Journal"132  },133  {134   "key": "e_1_2_1_7_2",135   "unstructured": "J.KalbfleischandR.Prentice.The Statistical Analysis of Failure Time Data.Wiley 1980."136  },137  {138   "key": "e_1_2_1_8_2",139   "volume-title": "Statistical Methods for Survival Data Analysis",140   "author": "Lee E.",141   "year": "1980"142  },143  {144   "key": "e_1_2_1_9_2",145   "unstructured": "P.MorganandR.Manning.Optimal Search.Research Report 8219 Department of Economics The University of Western Ontario September 1982."146  },147  {148   "key": "e_1_2_1_10_2",149   "first-page": "34",150   "volume-title": "Journal of Political Economy",151   "author": "Rosen S.",152   "year": "1974"153  }154 ],155 "container-title": [156  "Real Estate Economics"157 ],158 "language": "en",159 "link": [160  {161   "URL": "https://api.wiley.com/onlinelibrary/tdm/v1/articles/10.1111%2F1540-6229.00463",162   "content-type": "unspecified",163   "content-version": "vor",164   "intended-application": "text-mining"165  },166  {167   "URL": "https://onlinelibrary.wiley.com/doi/pdf/10.1111/1540-6229.00463",168   "content-type": "unspecified",169   "content-version": "vor",170   "intended-application": "similarity-checking"171  }172 ],173 "deposited": {174  "date-parts": [175   [176    2023,177    10,178    21179   ]180  ],181  "date-time": "2023-10-21T14:23:31Z",182  "timestamp": 1697898211000183 },184 "score": 58.191513,185 "resource": {186  "primary": {187   "URL": "https://onlinelibrary.wiley.com/doi/10.1111/1540-6229.00463"188  }189 },190 "issued": {191  "date-parts": [192   [193    1988,194    12195   ]196  ]197 },198 "references-count": 9,199 "journal-issue": {200  "issue": "4",201  "published-print": {202   "date-parts": [203    [204     1988,205     12206    ]207   ]208  }209 },210 "alternative-id": [211  "10.1111/1540-6229.00463"212 ],213 "URL": "https://doi.org/10.1111/1540-6229.00463",214 "archive": [215  "Portico"216 ],217 "ISSN": [218  "1080-8620",219  "1540-6229"220 ],221 "issn-type": [222  {223   "value": "1080-8620",224   "type": "print"225  },226  {227   "value": "1540-6229",228   "type": "electronic"229  }230 ],231 "published": {232  "date-parts": [233   [234    1988,235    12236   ]237  ]238 }239}
