Using second-hand housing transaction data from one Guangzhou’s largest second-hand transaction agency, we construct a hedonic price model to analyze the determinants of housing purchase behavior. We find that unfavorable geomantic attributes, such as proximity to graveyard, funeral parlor, hospital, slaughterhouse, and highway, have significant negative effects on housing prices. However, favorable geomantic attribute close to the Pearl River has a significant positive impact on housing prices. Lucky floor numbers and lucky address numbers are also found to be capitalized into housing prices. Moreover, we find that the demand for housing improvement as housing purchase motivation is an important channel to determine which of geomantic attributes are unfavorable when residents have higher living requirements ll presente contributo esamina, attraverso un’analisi em- pirica, l’effetto degli attributi geomantici sui prezzi degli immobili a destinazione residenziale a Guangzhou. No. 33 - 2023123113*Xiaojing Li, **Chiara D’Alpaos, 14Keywords: Housing prices, Housing environment, 15***Paolo Bragolusi, ****Gangzhi Fan 16Geomantic attributes, Number preference, Guangzhou 17The Capitalization of 18Geomantic Attributes: 19Evidence from 20the Housing Market 21in Guangzhou 221. INTRODUCTION 23This paper examines the effect of so-called geomantic 24attributes, i.e., property characteristics related to 25traditional Chinese geomancy, on the the demand for 26high-quality housing that caters to the increasing desire 27for improved living comfort and overall quality of life 28among Chinese residential property buyers. The rationale 29for the study lies in the fact that geomantic attributes have 30often been of significant importance in guiding housing 31choices and improvement of living environments of 32Chinese households following the dictates of traditional 33culture (Madeddu and Zhang, 2017; Jin and Juan, 2021; 34Kryzanowski, 2021). Preferences for geomantic attributes 35have often exerted a profound influence not only on 36residential real estate purchase decisions, but also on the 37development 38of 39society 40in 41China 42(Yoon, 431982; 44Kryzanowski, 2021). According to some recent literature, 45knowledge of the conceptual system of geomantic 46attributes useful in the selection and arrangement of living 47spaces can significantly contribute to improving the living 48environment of Chinese households and promote their 49physical and psychological well-being (Hong et al., 2016; 50Wang et al., 2018; Jin and Juan, 2021). The main objective 51of this paper is to contribute to this strand of literature by 52analyzing the effects of geomantic attributes on residential 53property prices in the city of Guangzhou, one of the 54largest cities in mainland China, and to estimate their 55implicit marginal price. 56Geomantic characteristics influence many aspects of 57households’ choice of residence in mainland China, Hong 58This study examines empirically the impacts of 59geomantic attributes on housing prices in Guangzhou. 60Using second-hand housing transaction data from one 61Guangzhou’s largest second-hand transaction agency, 62we construct a hedonic price model to analyze the 63determinants of housing purchase behavior. We find 64that unfavorable geomantic attributes, such as proximity 65to graveyard, funeral parlor, hospital, slaughterhouse, 66and highway, have significant negative effects on 67housing prices. However, favorable geomantic attribute 68close to the Pearl River has a significant positive impact 69on housing prices. Lucky floor numbers and lucky 70address numbers are also found to be capitalized into 71housing prices. Moreover, we find that the demand for 72housing improvement as housing purchase motivation 73is an important channel to determine which of 74geomantic attributes are unfavorable when residents 75have higher living requirements. 76Abstract7731-46 Xiaojing ING.qxp_SIEV 30 11/07/23 22:01 Pagina 31787980===== PAGE 5 (score 14, numeric-paren 0, table-words 2, var-words 6) =====8182The Capitalization of Geomantic Attributes: Evidence from the Housing Market in Guangzhou 83respectively. For example, although the variability between 346maximum and minimum values is significant in some 347cases, the average selling price of dwellings close to the 348Pearl River or facing south is generally higher than the 349average price of dwellings located far from the river or 350not facing south. By contrast, the average price of 351dwellings located near a cemetery is significantly lower 352than the average price of dwellings far away, ceteris 353paribus. 354Figure 3 and Figure 2 show how housing values vary in 355percentage terms by floor number, house number, and 356unit number and report the incidence of these number 357(from 1 to 9) within the sample, respectively. 358The analysis shows that higher transaction prices are 359associated with residential units located on higher 360floors. The low occurrence within the sample of floor 361number 1 can be explained by the fact that, in many 362cases, residential units are not located on the first floor. 363The frequency of occurrence within the sample of floor 364number 4 is lower than that of floor numbers 3 and 5, 365whereas the frequency of occurrence of floor number 3668 is not significantly higher than that of floors 7 and 9 367in the sample. 368Furthermore, to confirm the high attention that the 369Chinese pay to so-called lucky or unlucky numbers in 370purchasing their residence, due to what was illustrated 371in the previous section, it is worth noting that the 372frequency of address number 4 is significantly lower 373than that of address numbers 3 and 5. Consequently, 374empirical evidence reveals that the number of 375registered property transactions whose address 376number is considered unlucky is lower within the 377sample. Conversely, the frequency of address number 3788 is higher than that of address numbers 7 and 9. 379Chinese people prefer buying residential assets whose 380address number ends with the number 8. The analysis 381of the relationship between average house prices and 382address numbers, can easily show that properties 383whose address numbers end with 8, 9, and 0 (also 384considered auspicious) exhibit higher prices than the 385others. 386Similarly, Figure 2 shows how the frequency of the 387number 4 in the residential unit number is lower than 388that of the number 8. However, the frequency of the 389various unit numbers varies significantly around the 390number 4. Similarly, 719lucky address numbers positively affect housing prices 720in Guangzhou. In other words, homebuyers have 721structured preferences for lucky address numbers. 7224.2 Groups of Geomantic Attributes and Housing 723Prices 724This paper draws inspiration from Liu et al. (2019), and 725when mountain landscapes and water landscapes 726coexist around a house, the value of the housing is 727higher than when they do so separately. Hence, when 728negative geomantic attributes appear simultaneously, 729the group may have a more damaging effect on house 730values than geomantic attributes individually. 731We integrate two new variables, BFS_1 and BFS_2, 732reflecting the observed geomantic attributes. BFS_1 733represents the group of attributes related to graveyards, 734funeral homes, highways, and hospitals; BFS_2 denotes 735the group of attributes related to graveyards, funeral 736homes, highways, hospitals, and slaughterhouses. The 737regression results are reported in Table 5. 738Column (2) and column (3) in Table 5 shows the 739estimated coefficients of BSF_1 and BSF_2. Comparing 740a BFS_1 coefficient of 2.2% with a BFS_2 coefficient of 7412.4%, we find that the combination of geomantic 742attributes affects housing prices, which decrease 743significantly by 2.2% for each unfavorable geomantic 744attribute around the house. If slaughterhouses are 745taken into consideration, housing prices generate an 746additional discount: the maximum discount is equal to 74712% (2.4% × 5). The empirical results show that the 748unfavorable group of geomantic attributes can produce 749an apparently higher decline in the price of housing 750attributes than the single geomantic attributes. 7514.3 Robustness of Geomantic Attributes 752Influencing Housing Prices 753This section examines the robustness of the impacts of 754geomantic attributes on housing prices through a sub-755sample analysis of housing purchase motivation. In 756accordance with Wen et al. (2021), housing purchase 757motivation can be classified in: buying a home for the 758first time (first-time demand henceforth), buying a 759home for improving quality of life and quality of living 760(improvement demand henceforth), buying a home for 761investment 762(investment 763demand 764henceforth). 765According to descriptive statistics displayed in Table 6, 766the share of first-time demand is 57.4%, whereas the 767shares of improvement demand and investment 768demand are 38.1% and 4.5%, respectively. Regression 769results are shown in columns (2) - (4) of Table 6. 770Investigating the differences in the three housing 771demands can contribute to understanding the 772effects of geomantic attributes on house prices in 773Guangzhou. 774journal valori e valutazioni No. 33 - However, the distance 1211from parks and business centers is more important for 1212homebuyers who express an improvement demand 1213than homebuyers who manifest a first-time demand. 1214Nonetheless, homebuyers who declare an investment 1215demand are exclusively concerned with the housing 1216size among the available usual housing attributes. 1217Homebuyers’ preferences for geomantic attributes have 1218significant differences across first-time demand, 1219improvement demand, and investment demand. As 1220shown in Table 6, graveyards and slaughterhouses 1221significantly affect housing prices in the sub-sample of 1222first-time demand. In the 1234investment-demand sub-market, highways represent 1235the sole geomantic attribute that impacts housing 1236prices in the sub-sample of investment demand. In this 1237sub-sample, the selling price of a dwelling near a 1238highway is discounted by 6.3%. Consequently, purchasing a dwelling 1393near the Pearl River is a valuable investment 1394opportunity. 1395Furthermore, we also find that homebuyers who need 1396to satisfy an improvement demand prefer purchasing 1397houses exhibiting lucky floor and address numbers. 1398Homebuyers who express a first-time demand prefer 1399purchasing houses located on lucky number floors. 1400However, homebuyers who need to meet their 1401investment demand does not reveal any preference for 1402lucky address numbers. In other words, homebuyers 1403may consider the premiums paid for number 1404preferences having limited value-added. 14055. CONCLUSIONS 1406The quality of the living environment is attracting 1407increasing attention, particularly after the COVID-19 1408outbreak. Some research reveals that Chinese 1409households qualify a favorable living environment 1410according to geomantic attributes, which they believe 1411can contribute to better harmony and interaction 1412between humans and their surroundings. In addition, 1413traditional culture and even superstition deeply 1414influence potential buyers’ level of attention and 1415concern for the effects of geomantic attributes on the 1416Chinese housing market (Peng et al., 2012). The paper 1417aim is to investigate homebuyers’ willingness to pay for 1418geomantic attributes and shed new light on housing 1419choices and the impact of traditional culture in the 1420Chinese real estate market. Using data on used 1421property transactions recorded between 2013 and 2016, 1422the paper, through a hedonic pricing model, 1423investigates the effects of geomantic attributes on 1424housing purchase behavior in Guangzhou, one of the 1425largest cities in mainland China. Empirical evidence 1426shows that homebuyers reveal significant preferences 1427for geomantic attributes when purchasing a home. 1428Indeed, unfavorable or favorable geomantic attributes 1429can largely affect the market price of residential assets. 1430In particular, proximity to a cemetery, mortuary, 1431slaughterhouse, hospital, or highway is a determinant 1432of price and generates a decrease in property value, 1433ceteris paribus. These results are consistent with those 1434obtained by implementing stepwise estimates and 1435performing the sub-sample analysis related to reasons 1436for purchase. The results also show that floor, address, 1437and unit numbers affect prices differently. Lucky floor 1438numbers and house numbers tick a significant market 1439premium in Guangzhou. In addition, the demand for 1440improved quality of life and housing quality is a primary 1441focus for determining which geomantic attributes are 1442considered unfavorable and to what extent in 1443purchasing decisions. Our analyses show that 1444homebuyers tend not to purchase properties that 1445exhibit 1446unfavorable 1447geomantic 1448attributes 1449and, 1450conversely, are willing to pay a significant market 1451premium 1452for 1453properties 1454that 1455exhibit 1456favorable 1457geomantic attributes. 1458The results of the present study provide valuable 1459insights for real estate developers as they contribute to 1460better characterizing the demand for real estate. In 1461addition, challenging insights emerge for future 1462research developments. First, this study does not allow 1463for a systematic and comprehensive examination of the 1464effects of geomantic attributes on housing prices. For 1465example, the interior design of dwellings is an essential 1466geomantic attribute because, according to geomantic 1467tradition, it affects the energy of homes and the indoor 1468quality of life. However, at present, there is no 1469availability of such data. Consequently, this type of 1470explanatory variable cannot be considered in the 1471regression model. Second, the analyses of the impacts 1472of the lucky and unlucky floor, address, and housing 1473unit numbers on housing prices would deserve further 1474investigation, as their effect may be nonlinear. 1475journal valori e valutazioni No. 33 - 20231476431477* Xiaojing Li, Department of Civil, Environmental and Architectural Engineering, University of Padova, Padova, 35100, Italy. 1478email: xiaojing.li@phd.unipd.it 1479** Chiara D’Alpaos, Department of Civil, Environmental and Architectural Engineering, University of Padova, Padova, 35100, Italy. 1480email: chiara.dalpaos@unipd.it 1481*** Paolo Bragolusi, Department of Civil, Environmental and Architectural Engineering, University of Padova, Padova, 35100, Italy. 1482email: paolo.bragolusi@dicea.unipd.it 1483**** Gangzhi Fan, Department of Finance and Economics, Faculty of Business and Management, BNU-HKBU United International 1484College, Zhuhai, Guangdong Province, China 1485email: gangzhifan@uic.edu.cn 1486Acknowledgments 1487Dr. 2564rivista valori e valutazioni n. 33 - 20232565442566Bibliografia 2567ALMOND D., CHEE C.P., SVIATSCHI M.M., ZHONG N., 2568Auspicious birth dates among Chinese in California. 2569Economics and Human Biology, Vol. 18, 2015, pp. 153-159. 2570AMOAH A., AND MOFFATT P.
